Buying or selling your home can sound like a scary or daunting task, especially if it’s the first time you’ve done it. Buying A Home

When you’re buying a home, there are many different things that have to happen before you find the house you wish to purchase.
1: Get Pre-Approved
Once you’ve decided to buy a home, give Pathway Sales & Leasing a call, and one of our financial advisors will begin working with you to get you pre-approved for your mortgage.
2: Determine What Type of Loan You Need
In many cases, you may qualify for various types of loans. FHA, Conventional, & USDA are among the most popular right now, and depending on where you’re purchasing, you may qualify for all three! Talk with your realtor to determine which one is best for you.
3: Search For Your New Home
Working with your realtor, you’ll begin searching the area you desire to live in for a home in the budget you were pre-approved for. You’ll schedule showings for any of the homes you want to see and tour them in-person with your realtor. Once you’ve found your dream home, the real fun begins!
4: Submitting an Offer
You submit an offer of how much you’ll pay for the house to the seller, and then it’s up to them on whether they approve of the offer. If they accept your offer, then it’s off to inspections, appraisals and closing!
Selling A Home
Selling your home is a very different process than buying one. Luckily, Pathway is very experienced in both buying AND selling homes in Indiana.
1: Appraisal
When you decide to list your home for sale, the first step is to get it appraised to see exactly how much it’s worth in comparison to houses around it. This will give you the information you need to know how much to list the house for.
2: Cleaning & Staging
After the home is appraised, you want to prepare the home for photography, and tours. This means staging the home if needed, as well as cleaning and making the home as eye-appealing as possible for the potential buyers to see.
3: Photography & Listing
Once the house is ready to be listed, your realtor will often times bring in a photographer to take photos of the house inside & out to capture the beauty it possesses. Once the photos are ready, your realtor will create your listing on many different home selling platforms in order to get you a buyer quickly.
4: Negotiation & Closing
Once a buyer submits an offer, you then have the option of accepting the offer, declining the offer, or counter-offering. Once you and the buyer come to terms on a price deemed fair for both of you, the house moves into the paperwork process, and eventually ends up at a closing meeting. That’s it! Then the house is transferred to them, and you receive your payment, and you’re on your way.
